In 2008, Shops at Old Orchard, a 95,000 square foot neighborhood shopping center, was half vacant with its anchor grocery tenant space empty. In 2009, the center was completely revamped with a new façade, parking, sidewalks, landscaping, and central civic space. By 2010 the center was over 90 percent leased and once again a vibrant shopping center, and a new outlot building was added at the corner.

The space was designed with planter beds, outdoor seating, bollards, and a decorative concrete sidewalk area. In addition, the entire site received a complete landscape material upgrade. New sidewalks were strategically placed to allow pedestrian access to and from the interior of the shopping center to the asphalt walking and biking paths in the road right-of-way.

PEA Group replaced the water main, where needed, as part of the center’s utility infrastructure rehabilitation. Stormwater quality devices were added to stormwater discharge from the site. Based on our team’s stormwater discharge analysis, stormwater detention was not required. Also, the existing pavement was evaluated and replaced or overlaid where required and new loading/trash enclosure areas were designed and added.
