Overview of the 2026 ALTA/NSPS Land Title Survey Standards Updates

On February 23, 2026, the latest revisions to the Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys went into effect. First published in 1962 and jointly maintained by the American Land Title Association and the National Society of Professional Surveyors, the 2026 edition represents the tenth update to the standards that guide the preparation of ALTA/NSPS Land Title Surveys. While the overall purpose of the survey remains unchanged, supporting real estate transactions and helping lenders manage risk, the latest revisions provide clearer language and additional guidance for surveyors and title professionals.

Several updates focus on improving clarity and documentation. The 2026 standards refine definitions and terminology throughout the document, including an updated explanation of Relative Positional Precision (RPP). The standards also shift some language away from requiring actions strictly “on the ground” toward survey practices “generally recognized as acceptable,” reflecting modern surveying methods and professional judgment. Additionally, the revisions expand guidance on sourcing title evidence when a recent title commitment is unavailable.

Another key theme in the 2026 update is a stronger emphasis on documenting evidence of occupation and possession. Surveyors are now required to note observable evidence of possession or occupation along the entire property perimeter and record any verbal (“parol”) statements made regarding boundary or occupation conditions.

Finally, while the optional Table A items remain largely unchanged, the standards introduce Item 20, an Encroachment Table, intended to improve how encroachments and related observations are summarized and communicated on the survey.

Overall, the 2026 revisions focus less on changing the core purpose of an ALTA survey and more on improving clarity, consistency, and communication, ensuring surveyors continue to provide reliable information that supports informed real estate decisions and effective title risk management.
