NorthPoint Development redeveloped the former American Motors Corporation (AMC) headquarters site on Detroit’s west side into a large-scale logistics and support facility serving General Motors’ electric vehicle manufacturing operations. The redevelopment converted a long-vacant industrial brownfield into a modern logistics hub designed to support GM’s EV supply chain and the nearby Factory ZERO assembly complex.
The project represented a significant reinvestment in Detroit’s industrial corridor, reactivating underutilized land while strengthening regional automotive and advanced manufacturing infrastructure. The redevelopment required extensive site demolition, infrastructure upgrades, and coordination with multiple local, county, and state agencies to support future industrial operations.
PEA Group provided civil engineering, surveying, and landscape architecture services to support final design, permitting, and construction approvals. Services included preparation of detailed site construction documents, demolition, grading, paving, utility and stormwater management plans, soil erosion and sedimentation control, and a stormwater drainage study prepared for City of Detroit review. PEA Group also prepared an engineer’s opinion of probable construction cost and supported municipal and regulatory approvals with the City of Detroit, Wayne County, EGLE, and MDOT.
Surveying services included mapping and confirming the property boundaries and updating records to reflect the final site configuration. Landscape architecture services included designing the required landscaping and irrigation and preparing final plans for construction.
