Located on a 20-acre site, Emerald Park is the newest single-family development in Farmington Hills, Michigan. Featuring 44 detached units, the homes will range in size from 1,690 square foot ranches to 2,800 square foot two-story colonials. PEA Group provided integrated site design services for this new development.
PEA Group provided the site planning, site design, and landscape design for the new neighborhood. The project was heavily wooded, covered in mature trees and brushes, and contained almost 2-acres of wetlands. Our team blended the existing wetlands and floodplain into the overall design of the site and included a 10 foot natural tree buffer for added privacy to the neighbors to the east. Additionally, the site was designed to not encroach into the on-site floodplain. Zoned as single-family residential, we designed the site utilizing the cluster option as it provided greater flexibility in achieving optimum development of challenging site areas.
The existing wetlands on the site proved challenging toward the overall development of the site. PEA Group provided wetland consulting services to obtain an EGLE permit and assisted with the wetland drawings. Our team designed a culvert underneath the road that runs throughout the site to preserve the wetlands and not disrupt the overall aesthetic of the neighborhood.
