This project involves the redevelopment of a 28.5-acre shopping center located at the southwest corner of Orchard Lake and 14 Mile Roads in Farmington Hills, Michigan. The existing development includes approximately 355,000 square feet of retail space, made up of multiple retail buildings, a grocery store, and several outlot structures.
PEA Group provided full-scope engineering and design services, including surveying, geotechnical engineering, civil engineering, landscape architecture, traffic study coordination, structural design assistance, and condominium documentation.
The redevelopment required careful coordination with the City of Farmington Hills to address site constraints associated with an aging shopping center, including limited expansion space and outdated stormwater infrastructure. PEA Group worked closely with city planning, engineering, and economic development staff to develop a stormwater management solution that reused an existing underground detention system while meeting current ordinance requirements.
The project also incorporates several community-focused enhancements, including improved pedestrian pathways, traffic-calming measures, outdoor plaza spaces with seating, areas designated for public art, and enhanced landscaping along Orchard Lake Road and throughout the site. Construction is anticipated to be completed in 2027.
