Legacy Rochester Hills

Legacy Rochester Hills Apartments is a luxury apartment community located in Rochester Hills, Michigan. Designed to reflect and complement the affluent surrounding area, the development spans 22.5 acres and features seven multi-family residential buildings along with multiple carriage garage units, totaling 359 apartment units. The community offers a wide array of amenities, including a playground, outdoor fitness equipment, a dog park and spa, water features, an outdoor pool, and pedestrian pathways woven throughout the site.

PEA Group began work on the project in 2017, initially providing a conceptual site plan and updating the boundary and topographic survey. Over time, our involvement expanded to include landscape architecture, geotechnical engineering, and additional civil engineering services. We also supported the client in navigating amendments to both the consent judgment and the brownfield plan, which required the site to be divided into two parcels. The western parcel was remediated to meet residential environmental standards, while the eastern parcel was encapsulated and preserved as natural open space, seamlessly connecting to the neighboring City-owned Innovation Hills Park.

To assess soil conditions, 18 borings were drilled between 15 and 35 feet, revealing significant variation across the site. Our landscape architecture team developed visuals demonstrating how tree coverage would effectively screen the development, carefully selecting tree types and sizes to serve as a functional and aesthetic buffer. In addition, we led the layout and design of several recreational features, including the dog park, playground, and fitness equipment, recommending specific equipment for each space. Multiple iterations of the pool and amenity areas were explored, with concept sketches illustrating the proposed final design.
