This project centered on a 359-unit luxury apartment complex located on approximately 22.5 acres at the northeast corner of Hamlin Road and Adams Road in Rochester Hills. The property was regulated by a consent judgement and Brownfield plan for a previously proposed commercial development. PEA Group assisted the client with amendments to the consent judgement and Brownfield plan for the new multi-family development.
The Brownfield plan involved splitting the property into two parcels. The contamination on the western parcel was removed to meet residential standards, while the eastern parcel was encapsulated and will be maintained as a natural open space adjacent to the city-owned Innovation Hills Park. Several site amenities are planned, including a playground, outdoor exercise equipment, dog park and spa, outdoor pool amenity, water feature, and pedestrian pathways throughout the development.
Our services included topographic, boundary, and tree surveys along with geotechnical investigation, conceptual planning, consent judgement amendment assistance color renderings, site amenity designs including multiple pool concepts and renderings, site engineering design, landscape architectural design, easement documentation, lot split/combination documentation, off-site storm sewer extension design and coordination with the City’s park design and construction, soil erosion inspections, construction staking, traffic study, and signal design, as well as assistance with Brownfield documentation and construction layout.
