PEA Group was contracted to provide site design services for a 359 unit luxury apartment complex located on approximately 22.5 acres at the northeast corner of Hamlin and Adams in Rochester Hills.
The property was regulated by a consent judgment and brownfield plan for a previously proposed commercial development. Our team assisted the client with amendments to the consent judgment and brownfield plan for the new multi-family development.
The brownfield plan involved splitting the property into two parcels. The contamination on the western parcel was removed to meet residential standards, and the eastern parcel was encapsulated and will be maintained as a natural open space adjacent to the City-owned Innovation Hills Park.
Several site amenities are planned, including a playground, outdoor exercise equipment, dog park and spa, outdoor pool amenities, water features, and pedestrian pathways throughout the development.
