Merrill Park is a single-family home development by Pulte Homes. Located in Commerce Township, this development sits on over 45-acres along Martin Parkway, north of Pontiac Trail. Merrill Park has a total of 69 homes that range from 2,722 to 3,277 square feet.
A challenging aspect of this project was ensuring our designs followed the open space requirements. To meet these requirements, our residential team designed a trail system throughout the site, while incorporating the Township’s overall master sidewalk plan. Additionally, our team created a low impact development stormwater management that included sedimentation ponds and rain gardens that enhance the water quality before being discharged to the wetland. The final design included over 10-acres of parks with ponds and trail system.
Additional significant challenges of this site included the groundwater and grading. To ensure these homes did not sustain basement water damage, our team collaborated with a geotechnical consultant to create a design where the basements sat one foot above the long-term groundwater and flood levels of the wetland. PEA Group prepared a conceptual grading plan and superimposed the groundwater data and topographic data to establish basement elevations.
