The Reserve at Crystal Lake is a luxury residential development located in Commerce Township, Michigan. This $120 million project spans across 160 acres and consists of 203 homes, pocket parks, and access to a private beach and clubhouse on Crystal Lake. The site was previously a sand and gravel operation, and PEA Group was contracted to provide integrated site design services for all four phases of the development.
One of the key design features of the Reserve at Crystal Lake is the incorporation of a majestic 35-acre lake. PEA Group worked closely with BV Earthmovers to evaluate the volume of earthwork required, as there was a surplus of dirt and materials on site. In some areas, soil borings indicated the presence of 15 feet of fill. To create lakefront lots while preserving a wooded buffer along the north and west property lines, the edge of the man-made lake needed to be filled. PEA Group completed the necessary EGLE permits to carry out this task.
Another challenge faced during the development was the need for a new sanitary pump station to connect to the community sanitary sewer. PEA Group collaborated with the Township engineer to find a solution that brought community water to the site. This involved connecting to the water main and sanitary pump station designed by the Township engineer, ensuring water and sewer services were available for the development.
PEA Group provided a range of services, including civil engineering, land surveying, landscape architecture, geotechnical engineering, and ecological consulting.
