One of the largest luxury residential developments in Commerce Township, Michigan, in recent years, the Reserve at Crystal Lake is a $120-million single family residential development. Formerly a sand and gravel operation, the 160-acre development will feature 203 homes, as well as pocket parks and access to a private beach and clubhouse located on Crystal Lake. PEA Group was contracted to provide integrated site design services for all four phases of this project.
The site was home to a majestic 35-acre lake that was incorporated into the key design feature that enhances development value. Due to the previous use of the site, there was a surplus of dirt and materials remaining with soil borings indicating 15 feet of fill located in some portions of the site. PEA Group worked closely with the B&V Earthmovers, comparing the numbers each team collect, to evaluate the volume of earthwork required. To create lake front lots, while preserving a wooded buffer along the north and west property line, the lake edge was required to be filled. EGLE permits were completed to fill in the edge of the large man-made lake.
The site required a new sanitary pump station to tie into the community sanitary sewer. Collaborating with the Township engineer, we were able to determine a solution that brought community water to the site. PEA Group connected to the water main and sanitary pump station designed by the Township engineer, bringing water and sewer service to the site, completing the viability of the development.
