PEA Group transformed 145 acres of a former gravel pit into a mixed-use residential Planned Unit Development with 104 multi-family duplex and three-unit ranch-style homes (The Villages) and 62 single-family homes (The Peninsula).
The project included significant earthwork and grading design, accommodating approximately 30 feet of vertical relief across the site. To accommodate the proposed building and roadway layout, PEA Group successfully coordinated the modification of an existing Conservation Easement with EGLE.
The site’s infrastructure included more than 6,500 feet of mainline sanitary sewer, 166 sanitary sewer leads, a pump station connecting to an existing force main, more than 8,000 feet of water main with profiles, 36 utility crossings, six stormwater quality units, and more than 150 sanitary and storm structures.
PEA Group also coordinated roadway improvements with the Road Commission for Oakland County and Michigan Department of Transportation for improvements to Drahner Road. Engineers from multiple PEA Group office locations collaborated throughout the project, bringing together expertise across disciplines to deliver this complex development.
