Formally the location of a Farmer Jack’s and FedEx facility, PEA Group designed the 17-acre site featuring ten 36-unit, 3-story buildings and amenities. Amenities include a community building
with a pool, open-space parks, and a dog park. PEA Group assisted the client during the due diligence period, performed concept planning and site engineering, determined projected development costs, identified possible pitfalls, designed preliminary engineering drawings, and prepared site plan drawings.

This site is identified as an Opportunity Site in the City of Troy Master Plan. Opportunity Sites are sites based on unique characteristics that provide redevelopment opportunities to
advance the vision of the Master Plan. PEA Group designed a central street/boulevard that carries traffic directly from Livernois to the back of the site. This provided a systematic layout to allow for access and circulation for both cars and pedestrians. Additionally, urban elements were incorporated including buildings set close to a central road, on-street parallel parking, street lighting, internal streetscapes, and walkable park areas. The detention pond was designed with
flat side-slopes and permanent water to provide an amenity for community building and park area.

Uptown Square Apartments are just moments from the shops and restaurants in Troy. These luxury
apartments are located in the ideal spot in the Big Beaver Corridor.  Residents have easy access to I-75, as well, leading them to downtown Detroit.
